California financing at a price that still works.
The Sacramento market — and how we finance it.
Sacramento is California's capital and its most attainable major metro, which has drawn steady migration from the Bay Area among remote and hybrid workers. State government provides a stable employment base, and the housing mix runs from historic Midtown bungalows to newer construction in Elk Grove, Roseville, and Folsom.
First-time buyers who are priced out of coastal California, state employees, relocating remote workers, and investors drawn by rent-to-price ratios the Bay Area can't offer.

Sacramento mortgage questions.
Is Sacramento realistic for a first-time buyer?
More realistic than most of California. Conventional financing from 3% down and FHA at 3.5% both work at Sacramento price points, and many purchases stay under the conforming limit — which keeps costs lower than a jumbo.
I'm moving from the Bay Area and working remotely. Does that affect my loan?
Generally no, as long as your employment is stable and your employer permits remote work. We document it up front so it doesn't become an underwriting question a week before closing.
