Mortgages for ITIN and Foreign National Borrowers

A common myth is that you need U.S. citizenship — or at least a Social Security number — to get a mortgage. You don’t. Specialized programs make homeownership and real estate investing possible for borrowers who fall outside the traditional box.

ITIN loans

An ITIN (Individual Taxpayer Identification Number) loan is for borrowers who file U.S. taxes but don’t have a Social Security number. Using your ITIN, these programs let qualifying buyers finance a primary residence much like any other borrower — with credit, income, and down payment all part of the picture. It’s one of the most meaningful paths to homeownership for many immigrant families.

Foreign national loans

Foreign national programs serve non-resident buyers — often investors purchasing U.S. property who don’t live or file taxes here. Because traditional U.S. credit and income may not exist, these loans frequently lean on the property itself. For a rental, that often means a DSCR loan, which qualifies on the property’s rental income rather than the borrower’s personal finances.

What you’ll generally need

  • A larger down payment than a typical conventional loan
  • Documentation of income or assets (forms vary by program and country)
  • For ITIN loans, a history of filing U.S. taxes under your ITIN
  • Cash reserves to cover several months of payments

Requirements differ widely between lenders and program types, so the right match matters even more than usual here.
